Brightwood Lakes is a Deed-Restricted community enforced by the Board of the Brightwood Lakes Community Association (BLCA). The following is a condensed, simplified summary of the Deed Restrictions applying to Brightwood Lakes Community. The complete text and exact legal wording of these covenants are on file with the Lake County Recorder's Office, Volume 654, Page 304.

The BLCA has the right to interpret these restrictions and its decision, made in good faith, will be final and apply to all properties within the community.
Plans and specifications for any addition to or alteration of an existing building must be approved in writing by the BLCA prior to project commencement.
Plans and specifications for any driveway additions or relocations of an existing driveway must be approved in writing by the BLCA prior to project commencement. All driveway repairs and additions must be cement or asphalt.
There will be only one dwelling per lot and each dwelling is to be used for single-family occupancy. Use of a Brightwood home as a rental property is prohibited.
No part of the property between the dwelling and the street shall be used for anything other than a lawn. No vegetables, grains, or crops typically grown in gardens or fields can be grown within that area. Weeds, underbrush, or other unattractive plants are not allowed to grow or remain within that area. Unsightly objects cannot be placed or left on any plot.
No fence, hedge, wall, or enclosure can be built or left standing on any plot without first getting written permission from BLCA.
No business or trade of any kind shall be conducted from a Brightwood lot or dwelling.
No harmful, dangerous, or offensive items, whether listed here or not, are allowed to be kept or maintained on any lot.
No signs are to be displayed without written approval from the BLCA.
No animals, rabbits, poultry, fowl, or livestock, may be raised, bred, or kept on any part of any lot, except dogs, cats and other household pets as permitted by the BLCA, provided that they not continually are a nuisance to neighbors (i.e., trespassing, roaming free, or making noise).
No clothes, sheets, blankets or other articles shall be hung out or exposed except in rear yards, and not to exceed a height of seven (7) feet from the ground. No laundry shall be hung for drying on Sundays or holidays. No laundry shall be exposed or hung for drying at any time in front of a dwelling.
No yard equipment shall be used on Sundays or holidays from May 1 to October 31 of each year prior to 10 a.m. and after 7 p.m.
No truck, trailer, boat, or any vehicle other than a passenger vehicle shall be permitted on any lot unless kept entirely within the confines of a garage. No truck, trailer, boat, or any vehicle other than a passenger vehicle shall at any time be parked on the streets for any purpose other than the making of deliveries.
All garbage shall be contained within containers entirely within a garage or basement of a dwelling. Compost bins may be located in rear yards.
All electric and telephone or other utility lines shall be installed under ground.
Every owner shall maintain the rail fence in its natural state, free of any paint, stain, or preservative.
Every owner shall maintain a post lamp in good appearance and operating condition at the driveway entrance. No lamp other than the style approved by the BLCA shall be displayed.
Every owner shall maintain a mailbox and paper holder in good appearance and condition. No mailbox other than the style approved by the BLCA shall be displayed.
